Commercial Balcony Railing Replacement in California

We replace balcony railings for apartment communities, condominiums, HOAs, and hotels across the Bay Area, Central Valley, and Sacramento. Taking a railing off a deck leaves an inconvenience. Taking one off a third-floor balcony leaves an open edge above somebody’s front door — which is why the first thing in our scope isn’t the new railing, it’s what stands in its place while the work happens.

01 Why it matters

The moment the old railing comes off, the balcony is an open edge

On a deck, a removed railing section is something to walk around. On an occupied balcony it’s a fall hazard three floors up, in a space a resident can open their door onto. Which means temporary guarding isn’t a nicety — it’s a condition of doing the work, and it goes up before the old railing comes down rather than after. Anyone quoting a balcony railing replacement without a line for it either hasn’t thought about the sequence or is planning to leave a balcony open and tape the door.

That single constraint shapes the whole programme. It decides how many balconies can be open at once, how the crew moves along an elevation, and what residents are told and when. It’s also why balcony railing replacement takes longer per element than the same work on a deck, and why a schedule that ignores it stalls the first time a resident walks out onto a guarded edge nobody warned them about.

The second thing worth knowing before comparing bids: the new railing almost certainly won’t land on the old post positions. Aluminium, cable and glass systems have a maximum post spacing that older timber railings routinely exceeded, so replacement usually means more posts in new places. On a balcony that matters more than on a deck, because every post is a penetration through the waterproofing. New positions mean new holes to flash properly — and old positions mean holes that have to be closed properly, which is work nobody thinks to ask about and which decides whether the balcony leaks afterwards.

New posts in new places means new holes in the waterproofing, and old holes that somebody has to close. That second half is the one that gets left out.

02 The D&B difference

What balcony railing replacement should involve

We plan the open edge first and treat every post position as a waterproofing detail.

01

Temporary guarding up before the old railing comes down

Priced as a line, not absorbed. Balconies are guarded before they’re opened and stay guarded until the new run is fixed, so no unit is ever a door away from an unprotected edge.

02

New positions flashed, old positions closed

Every new post penetration is flashed into the balcony’s waterproofing. Every abandoned position is made good properly rather than filled with sealant — because an old hole left behind leaks exactly as well as a new one.

03

Post layout worked out before anything is removed

We set out the new system’s spacing against your balconies first, so you know how many posts land where before the old railing is gone and the choice is made for you.

04 How a project runs

How the work runs

  1. 01

    Survey

Runs measured, existing railings checked against current height and spacing, and the post connections examined where they pass through the balcony surface.

  2. 02

    System selection & set-out

New railing system chosen and its post spacing set out against your balconies, so the new positions are known before anything is removed.

  3. 03

    Access & guarding plan

How many balconies are open at once, what guarding goes up, and what residents are told — agreed and priced before work starts.

  4. 04

    Guarding & removal

Temporary guarding installed, then the old railing and posts removed and disposed of.

  5. 05

    Structural prep

Blocking added at new post positions, framing repaired where old penetrations let water in, and abandoned positions made good.

  6. 06

    Installation

New posts anchored into structure and flashed into the waterproofing, with the railing system installed to current height and spacing.

  7. 07

    Reinstatement & handover

Coating made good, load verified, guarding removed, and documentation provided for the compliance file.

What it costs to replace a balcony railing

The cost to replace balcony railing runs is quoted per linear foot after a survey, with two lines most bids leave out.

Free on-site assessment
Fixed quote written scope, no obligation

The predictable part

  • Total linear footage across the property
  • System and infill — aluminum, steel, cable, glass, or timber, with a wide spread between them
  • Post count, set by the new system’s maximum spacing rather than the old layout
  • Removal and disposal
  • Corners, terminations, and gates

The two lines that get left out

  • Temporary guarding. Balconies can’t stand open, so guarding is installed, maintained, and removed. That’s labour and material on every element, and it’s real money.
  • Waterproofing at post positions. New penetrations need flashing; abandoned ones need closing. Both are coating work, and a railing contractor without that trade either subcontracts it or skips it.

Why per-foot quotes differ so widely: a rate to supply and fit a system assumes sound structure to anchor into and says nothing about guarding or coating. On a balcony those two account for a meaningful share of the job. Compare what each bid includes rather than the rate.

Where programmes help: doing a whole elevation or property at once lowers the per-element cost, because guarding, staging, and mobilisation are set up once rather than repeatedly.

Property

Result
No balcony left unguarded; old holes closed

An inspection cited the railings across an elevation — thirty-six inches tall with gaps well over four. The board had two bids, neither of which mentioned what happens to a balcony while its railing is off. D&B set out the new system’s post spacing first, which showed six posts per balcony rather than the original four, then planned the sequence around guarding: four balconies open at any time, guarding up before removal, down only after the new run was fixed. At the old post positions the framing was wet at about a third of them, which was repaired; every abandoned position was closed into the coating rather than filled, and every new one was flashed. Residents had dates, not a range.

Neither other bid said what happens to the balcony while the railing is off. That turned out to be the entire question. HOA Board President · California apartment community

HOA Board President Bay Area apartment community
Six posts per balcony instead of four, and they told us that before the old ones came off rather than after.

They closed the old post holes properly. The last contractor filled ours with caulk and we had stains downstairs by winter.

10 FAQ

Replacement questions

What happens to the balcony while the railing is off?

It gets temporary guarding, installed before the old run comes down and kept until the new one is fixed. A balcony without a railing is an open edge above occupied space, and a resident can open their door onto it — so guarding is a condition of the work rather than an optional extra. Any bid that doesn’t mention it hasn’t planned the sequence.

How much does it cost to replace a balcony railing?

It’s priced per linear foot, plus two lines most quotes omit: temporary guarding across every element, and the waterproofing work at the post positions. On a balcony those are a meaningful share of the job. Compare bids on what’s included rather than on the rate, because a rate alone tells you almost nothing here.

Will the new railing use the same post positions?

Usually not. Aluminium, cable and glass systems have a maximum post spacing that older timber railings frequently exceeded, so replacement generally means more posts in new positions. We set that out against your balconies before anything is removed, so you know the count and the layout while you still have a choice.

What happens to the old post holes?

They have to be closed into the waterproofing properly. An abandoned penetration leaks exactly as well as a live one, and filling it with sealant is the most common reason a balcony starts staining the ceiling below after a railing job. Making good the old positions is in our scope; it’s worth checking whether it’s in anyone else’s.

Can you replace railings while the building stays occupied?

Yes — it’s most of what we do. The sequence is planned around how many balconies can be guarded and open at once, residents get dates rather than ranges, and no unit is ever a door away from an unprotected edge. That planning is priced rather than assumed.

Do we have to replace, or can the railings be repaired?

If the problem is loose posts, corroded fittings, or damaged sections, repair is usually the right money and much cheaper. If the problem is height or baluster spacing, those are dimensions — no repair changes them, and replacement is the only remedy. We measure at the survey and tell you which you’re dealing with rather than quoting the larger job by default.

Does replacing balcony railings close an SB 721 or SB 326 finding?

Where the finding is the railing, yes, and it’s the most complete way to do it. Guardrails are among the most frequently cited items in both inspections, usually on height and opening dimensions. We install to current requirements and hand over documentation for the compliance file.
