How much does balcony repair cost?

It depends almost entirely on how far the water reached. A surface-level repair on a single balcony is a fraction of the cost of one where rot has reached the joists and ledger — and that isn’t visible until the balcony is opened up. How much does it cost to repair a leaking balcony?

A leaking balcony is priced by its source, not its symptom. If the leak traces to flashing, grout, or a drain, the repair is contained. If the membrane has failed and water is already in the framing, the structural repair drives the cost. That’s why we trace the leak first — sealing the surface without finding the source is how balconies get “repaired” twice.

My balcony is leaking into the unit below. What should I do?

Restrict use of the balcony if there’s any softness underfoot or movement in the railing, and get it assessed quickly. Water visible on a ceiling below has usually been in the structure for some time, and on a cantilevered balcony that means the framing. We can assess it and tell you what’s actually failing before it becomes a structural problem.

Can a balcony be repaired, or does it need to be replaced?

Most can be repaired. If the framing is sound and the damage is localized, we repair the affected members and restore the waterproofing. When rot has spread through the joists and ledger, or concrete damage has reached the reinforcing steel across the slab, rebuilding is safer and often costs less than repeated repairs. We tell you which at assessment — including when the answer is that you don’t need us.

Do you repair both wood and concrete balconies?

Yes. On wood balconies we replace rotted decking, joists, and posts and repair the ledger connection; on concrete we remove spalled material, treat corroded rebar, and patch and resurface the slab. Both are re-waterproofed as part of the repair.
