Wood Deck Repair for California Commercial & Multifamily Properties
Repairing a wooden deck properly means finding where the wood actually failed, not where it shows. We repair wood decks for apartment communities, condominiums, HOAs, and hotels across California — rot in joists and ledgers, split and cupped decking, corroded fasteners, and soft framing found during SB 721 and SB 326 inspections. One CSLB-licensed crew handles the structure, the boards, and the protection that keeps it from happening again.

01 Why it matters
In wood, the visible damage is rarely the worst damage
A rotted board is easy to spot and cheap to replace. What makes wood decks expensive is that the same water that ruined the board has usually been running past it for years — onto the joist tops below, into the fastener holes, down the ledger connection into the building’s rim. The surface is where damage becomes visible; the frame is where it becomes structural.
The terminology hides this. “Dry rot” is the common name, but the fungus responsible needs moisture to grow — typically wood at twenty percent moisture content or higher. Nothing about it is dry. It spreads through damp wood in places that stay damp: end grain, joist tops under gapped boards, the base of posts, anywhere two pieces of wood meet and hold water between them. Which is exactly why probing a soft board tells you almost nothing about how far the problem goes.
For California properties there’s an added stake. Wood-framed decks fall directly under SB 721 and SB 326, and rot is the single most common finding those inspections produce. Repairing the visible board without addressing the frame closes nothing — the finding returns at the next cycle, usually larger.
The board you can push a screwdriver through is the symptom. What matters is how far the water travelled before it got there.
02 The D&B difference
What proper wood deck repair involves
We repair wood decks structure-first — probe and moisture-test the frame, repair what’s compromised, then protect it so the same failure doesn’t repeat — with one CSLB-licensed crew and one warranty. That’s what separates a wood deck repair contractor from a handyman swapping boards over rotting joists.
We find the extent before we quote it
Probe testing and moisture readings across the joists, beams, ledger, and post bases — because the difference between a board repair and a framing repair is invisible from the surface, and finding out mid-project is how estimates become arguments.
Structural repair, then protection
Rotted joists replaced or sistered, ledger connections repaired and flashed, post bases corrected — then joist tape and proper fastening so water passing between boards runs off the frame instead of sitting on it.
Repairs that close inspection findings
We repair to current code and document the work with photographs for your SB 721 / SB 326 file, so a rot finding is resolved on the record rather than patched over before the next cycle.

05 Scope
What we repair on wood decks
Every common wood failure — handled in-house by one licensed crew, so the structural repair, the boards, and the finish are never split between contractors.
- Rot in framing — rotted joists, beams, and posts replaced or sistered back to full capacity
- Ledger connections — repaired, re-fastened, and flashed per CBC 1604.8.1
- Rotted decking — soft, spongy, and end-grain-damaged boards replaced in matched material
- Cracked and split boards — splits through fastener lines and structural cracks replaced; surface checking assessed and finished
- Cupped and warped decking — boards replaced and the underlying moisture cause corrected
- Post bases & bearing points — posts kept off grade with proper bearing details
- Fasteners — popped nails and corroded hardware replaced with corrosion-rated screws and connectors
- Joist protection — joist tape and flashing added so the repair holds
- Stairs and railings — rotted stringers, treads, and railing posts repaired to code
- Cleaning, sanding, sealing, and staining to protect repaired wood
- SB 721 / 326 remediation — findings repaired and documented for the compliance file
Repaired to current code: CBC 1604.8.1 ledger connections · joist tape and flashing over repaired framing · corrosion-rated fasteners and connectors · 42″ / 4″ guardrail standard at stairs and railings

What wood deck repair costs
Wood deck repair is priced after an on-site assessment, because the wood deck repair cost depends entirely on how far the water reached — and that isn’t visible from the surface or from a photo. Two decks with identical-looking damage can differ several-fold once the boards come up.
What drives the number
- How far the rot extends — boards only, or into joists, beams, ledger, and posts
- Number of boards to replace, and whether matching material is available
- Species and grade of replacement material
- Fastener replacement across the deck versus in localized areas
- Joist protection and flashing added as part of the repair
- Stairs, railings, and post bases included
- Deck size, height, and access for staging
- Whether repairs are tied to an SB 721 / 326 finding on a deadline
Why we don’t quote from photos: rot follows water, and water travels along framing where nothing shows on top. An estimate based on visible damage is a number that changes once work starts — we probe first, then price. Included: written scope with photo documentation, structural repair, board and fastener replacement, protection details, finishing, and compliance documentation, from one contractor under one warranty.

Wood deck repairs
Rot traced past the visible board into the frame, then repaired and protected.
07 Project example
A recent wood deck repair
An apartment community in the Bay Area had eleven decks flagged for soft decking during its SB 721 inspection — visible rot on a handful of boards per deck. On assessment, the boards were the smaller problem: water passing between them had been sitting on unprotected joist tops for years, and four decks had rot reaching the ledger connection. D&B replaced the compromised joists, rebuilt and flashed the ledgers to code, taped every joist top, replaced the damaged boards and all corroded fasteners, then sealed the repaired decks. The findings were closed with photo documentation, and the framing was saved on every deck but one.
We were budgeting for new boards. They showed us the joists underneath — that’s where the money would have gone next year anyway. Regional Property Manager · Bay Area apartment community

What property managers say
Another contractor quoted us on replacing boards. D&B probed the frame first and found the actual rot two feet away from where it showed. Different job entirely — and the right one.
They repaired the rot and then taped the joists so it wouldn’t come back. Nobody had ever explained to us why it kept happening in the same spots.
Told us straight that two of our older decks weren’t worth repairing anymore. We appreciated not being sold work that wouldn’t have lasted.
10 FAQ
Wood deck repair questions
How much does it cost to repair a wood deck?
It depends almost entirely on how far the rot reached. Replacing a few boards is a fraction of the cost of repairing rotted joists, a failed ledger, or post bases — and that damage isn’t visible until boards come up. Rather than quote a figure that changes once work starts, we probe and moisture-test on-site and give you a firm written price with photographs.
What does it cost to repair wood rot on a deck?
Rot repair is priced by how far it travelled, not by how much you can see. Localized rot in a few boards is contained work. Rot that reached the joists, ledger, or posts means structural repair, which is a different order of cost — and skipping it means paying for the boards twice. Our assessment tells you which situation you’re in before you commit.
What causes rot in a wood deck?
Moisture that has nowhere to go. Water passes between decking boards and sits on unprotected joist tops; it collects at end grain and around fasteners; it wicks up post bases in ground contact; and it runs into ledger connections that were never flashed. Despite the name, “dry rot” needs damp wood to grow — usually around twenty percent moisture content or above — which is why the fix is always about drainage and protection, not just replacing the damaged piece.
Can cracked deck boards be repaired?
It depends on the crack. Fine surface checking is normal in weathered wood and is cosmetic — cleaning and sealing addresses it. Splits that run through fastener lines or the full board thickness compromise the board structurally and let water into the frame below, so those boards are replaced. We assess wood deck crack repair board by board rather than replacing an entire surface unnecessarily.
Why are my deck boards cupping?
Cupping usually means the underside of the boards is absorbing more moisture than the top — poor ventilation beneath the deck, ground moisture with insufficient clearance, or boards installed with the wrong face up. Replacing the boards without correcting the cause just resets the clock, so we look for the moisture source as part of the assessment.
Can an old wood deck be repaired, or should it be replaced?
Many older decks are worth repairing. The threshold is structural: if the frame is sound and damage is localized, repair is far cheaper. Once rot has spread through multiple joists and the ledger, or when a large share of the decking needs replacing anyway, rebuilding usually costs less than repeated repairs and gives you a full service life instead of a few more years. We’ll tell you honestly which side your deck falls on — including when the answer is that it doesn’t need us yet.
Can you match our existing decking?
Usually. We match species, dimension, and profile where the material is still available, and weathered boards blend over a season or two. Where an exact match isn’t possible, we’ll show you the options — including replacing a full section rather than scattering mismatched boards across the deck.
