01 The situation

The challenge

Years of salt air had taken the whole assembly at once. On the surface, the shared deck had gone silver-gray and brittle, with boards splitting and whole sections gone soft — one had already opened into a hole down to the joists, right where residents walked to their doors. Underneath was the real concern: at the post-to-beam connections carrying the deck, the beam ends had rotted black and the galvanized brackets had corroded through, with posts checking where they met the beams over the concrete piers.

The deck is a shared route and a shared amenity — it fronts a row of units and connects to the second-floor walkway — so it couldn’t be fenced off and abandoned for two months. And a like-for-like repair would have failed the same way on the same timeline: the same standard hardware in the same salt air. The property needed the deck brought back sound and detailed to last on the coast, without cutting residents off from their doors.

02 Execution

What we did

We rebuilt the deck as a marine-condition assembly, section by section:

Isolated one section at a time behind barrier, kept the rest of the deck and the walkway in use, and removed the failed decking to expose the framing and connections

Cut back and replaced rot-damaged beam ends and posts, and restored every post-to-beam and post-to-pier connection with new corrosion-resistant (hot-dip galvanized) structural hardware

Replaced the deck surface with new pressure-treated boards set with proper spacing and fall, so water and salt drain off instead of sitting in the joints

Sealed the new surface and exposed timber, and walked each section before it reopened to residents

The shared deck came back sound from the piers up, with every connection re-detailed in corrosion-resistant hardware chosen for the coast — so the parts that failed first are now the parts built to last longest. The elevated elements were brought back into SB 721 compliance, residents kept access to their doors and the walkway throughout, and the property has a documented record of what was found and what was replaced under every board.
