01 Why it matters

Railings fail at the post, not at the rail

A guardrail is the one part of a deck a person puts their full weight against, and it’s the part most likely to be flagged during an SB 721 or SB 326 inspection. But the failures almost never start where you’d expect. The rail itself holds; the post connection to the frame is what gives way — bolts fastened into decking instead of structure, blocking that was never installed, or fasteners that corroded because water ran down the post into the frame.

That’s also how railing problems become framing problems. Every post penetration is a hole in the deck’s water defense. Unflashed, it feeds water straight into the joist or rim board the post is bolted to — so by the time the railing feels loose, the wood holding it is often already compromised.

And older railings frequently don’t meet current code at all. Guardrails installed decades ago are commonly under the 42-inch commercial height with baluster gaps wider than the 4-inch sphere rule — meaning a railing that looks perfectly solid still fails inspection. Getting a new railing installed correctly resolves the safety exposure, the code gap, and the water path in one job.

A railing that feels solid can still fail inspection — and a railing that fails inspection is usually failing at a connection nobody can see.

An HOA-managed condominium in the Bay Area had original wood railings on every unit deck — 36 inches tall with baluster gaps close to six inches, both well outside current commercial code. The SB 326 inspection flagged all of them. What height does a deck railing have to be in California?

On commercial and multifamily decks, guardrails must be at least 42 inches tall, with openings that won’t pass a 4-inch sphere, and the assembly must resist a 200-pound concentrated load applied in any direction at the top rail. Many older railings are 36 inches with wider baluster gaps — solid to the touch, but non-compliant.

How much does it cost to build a deck railing?

Cost is driven mostly by material and by what the framing needs before posts can be anchored. Wood is the lowest-cost option, aluminum and composite sit in the middle, and cable and glass are the premium end. Why do deck railings come loose?

Almost always because of the post connection. If posts were fastened into decking boards rather than into the rim joist or blocking, there was never enough structure to carry the load.
